Alma Sur

The Alma Sur project is located in an area known as the Barrio de las Artes (Arts District). This area is currently undergoing a transformation process. New real estate developments, offices and various cultural organisations and buildings have begun to be built.

Alma Sur complies with the regulations of the National Housing Agency. It has 78 residential units and ground-floor commercial spaces. The units are available in 1, 2, 3, and 4-bedroom configurations, and all have spacious outdoor areas, balconies, or terraces.

The building is located on the corner of José Germán Araújo and Maldonado streets. This location, along with its proportions and its contribution to the development of this area of ​​the city, has resulted in the iconic image given to its facades.

The ground floor is made up of a central hall that includes an art sector, for painting and sculpture exhibitions, and two commercial premises.

The typical floor plan is organized around two vertical cores that supply four units per level each.

All typologies have a minimum guaranteed amount of direct sunlight. For this purpose, through-types or with terrace balconies have been developed that allow for windows in the living rooms in more than one direction.
The retirement floor is made up of three-room and two-room units.

In the basements are the garages and machine rooms and on the terrace are the common spaces, sum, barbecue area and solarium.

A language has been implemented based on the location of triangular balconies that change their position in each typology and on each floor, and pergolas have been incorporated in the upper levels, giving dynamism to the language of the facades and the finish of the building.
