Basic access
This is the default level when you enter the website without being registered as a user. You will see all the general information about the projects and the price ranges they offer.
Full access for 48 hours
You must register as a user. You can do this automatically with your Google or Facebook account, or you can create an account with an email and password. In addition to general information about the projects, you can also access the following information: as well as basic search filters, you will have access to:
- Sales prices of all units offered
- Comparative table of up to 6 selected units
- Complete list of available units
- Powerful search filters
- Your list of favorite projects
- High-definition plans of the units
- 3D virtual tours
- Average price per m2
- % progress of each project
- % of units sold in each project
Access expires 48 hours after you register. At that time you have the option to extend it for 48 more hours without having to contact our planorbe Experts.
If you are interested in continuing to use the site after the 4 days of initial access, you must contact one of our planorbe Experts.
Planorbe charges 3%+VAT on the purchase price of the property.
One of the main problems when comparing prices per m2 of a property is that the criteria and information presented vary depending on the project and in many cases the information provided is not sufficient to make a real comparison. Even with the same criteria, the promoters do not provide the values per m2 calculated in a 'weighted' way, discriminating the type of construction for each m2.
For example, we may want to compare the price per m2 of the following two units:
Unit A - 2 Bedrooms, US$ 200,000: Footage: Interiors 45, Commons 5, Open terrace 50 Total: 100m2
Unit B - 2 Bedrooms, US$ 200,000: Footage: Interiors 75, Commons 5, Open terrace 25 Total: 100m2
At first glance, both properties have the same value per m2: US$ 200,000 / 100m2 = US$ 2000 / m2.
However, this calculation is only an approximation because There is one unit that is more expensive per m2 than the other: the one with the largest terrace. This unit has fewer m2 built and is therefore more expensive per m2.
To make a real comparison, planorbe takes the following parameters according to the type of m2:
- Interiors: 100%
- Walls: 100%
- Covered terrace or balcony: 50%
- Uncovered terrace: 25%
- Garage, carport or storage room: 50% (if included in the price)
In this way, if we calculate our units again:
Unit A has 100m2 Total equivalent to 60 m2 harmonized planorbe.
Real cost per m2: 3,333
Unit B has 100m2 Total equivalent to 83.75 m2 harmonized planorbe.
Actual cost per m2 2.388
Therefore, the calculation of the harmonized planorbe m2 is a very valuable tool when evaluating the true cost per m2.
