General Information
Three pieces of different heights surprise us in a set that brings great spatial and environmental quality to a key block of Montevideo. Crossed from north to south and from east to west by a pedestrian walkway, there morphologically coexist the towers with housing, an urban hotel and a large public space made up of commercial premises and green areas.
The homes are distributed in 2 blocks, each with independent access, offering studio, 1 and 2 bedroom units.
Located in the heart of the Center, in the block delimited by San José, Ejido, Soriano and Aquiles Lanza streets. This particular situation and the decision to free up the ground floor, allows us to create a building that can be crossed by pedestrians in several directions, providing the Center of Montevideo with a new urban situation of great quality.
On Ejido Street, offices have been planned on open floors, which will respond to the demand of the public and private sectors. The aim is to improve urban life through the integration of the different proposed uses.
The Brusco project has 172 housing units distributed in:
-Tower A: 1 bedroom (64) and 2 bedrooms (42).
-Tower B: 1 bedroom (43) and 2 bedrooms (9).
- Basement: studio (6) and 1 bedroom (8).
Tower C offers 82 offices.
Brusco It has 5 commercial premises, 288 garages and 91 optional storage spaces.
This mix of uses seeks to guarantee the sector day and night activity due to the complementary schedules of the different activities that will take place in the complex.
A real estate project that will occupy an area of 3,000 m2. Its peculiarity is that 1,200 m2 of the 3,000 m2 will be allocated to urban and pedestrian walkways that will link, in the shape of a cross, the four streets that surround the block, and which will harmoniously integrate two residential towers, one office tower and commercial spaces.
Behind the proposal is Ixou, the developer responsible for the Alma buildings (also in the Centre) which have the particularity of offering an imprint of quality above average.
On the ground floor and the mezzanine, we are planning an open-air shopping promenade in addition to the accesses to the different sectors of the complex. This promenade integrates the La Abundancia Market, which will benefit from the possibility of having a new hierarchical access from the Julio Castro passage.
Parking areas for private and public use are proposed respectively. These will not only absorb the demand of the building itself but will also provide a solution to the visitors of the La Abundancia Market and the demand for parking generated by other activities that take place in the area.
Brusco will not only be a set of buildings with high standard certifications in terms of sustainability, it will also generate a unique spatiality, a sustainable experience - this being one of the great values of the project.
Our projects take into account the environment, just as we value the efficiency of materials and construction processes when we design. Being aware of the impact they have on nature and society, we aim to promote energy efficiency so that these buildings do not generate unnecessary energy expenditure.
